On the ground floor you have a stylish open plan kitchen/dining room which leads into the garden, boasting plenty of outdoor seating and a children's play area, a space to enjoy all year round. Indoors there is a cosy sitting room, with lovely features including an exposed stone fireplace with wood burner, and a spacious dining area in the sun room. Holly Tree Cottage is a dog friendly holiday home, suitable for two dogs, and also has a hot tub!

StayCotswold is a marketing agent and therefore does not own any of the cottages listed on our website. In terms of cleaning and maintenance, the properties within our portfolio are managed by a third party property manager or the property owner – your pre-arrival email will contain confirmation and contact details for the person managing your property. Bookings made via us form a legal agreement directly between you and the property owner.

For bookings commencing more than 8 weeks in advance, a 30% non-refundable deposit is required to confirm the booking. The balance payment is then due 8 weeks prior to arrival.

All payments are made subject to the cancellation policy set out in the standard Booking Conditions.

Location Information

Holly Tree Cottage is situated in the village of Poffley End, just two miles from the market town of Witney, offering great accessability for many things to do in the Cotswolds. This busting town has a good range of shops, eateries and a twice weekly market, and is well-placed for visiting Blenheim Palace, eight miles away, and the historical city of Oxford, 16 miles away.
For your shopping essentials, there are a number of supermarkets in Witney.
Poffley End is close to the Cotswold honeypot of Burford, home to boutique shops, chocolate box cottages and the Cotswold Wildlife Park, and a number of picturesque villages with popular pubs, including The Three Horseshoes at Asthall, The Feathered Nest in Nether Westcote, The Swan in Swinbrook and The King's Head in Bledington.

  • The maximum occupancy for this property is 6 guests. Infants do not count towards the occupancy figure, however, due to space restrictions the occupancy can only be exceeded by 2 additional infants (aged 2 or under) 
  • Bed linen and towels are provided (duvets and pillows are hypoallergenic)
  • Off street parking is available for up to 4 cars
  • 1 travel cot, 1 highchair and 1 stair gate are available on request (please bring your own linen for the travel cot, as this is not provided)

Security Deposit

A security deposit of £350 is required for bookings at this property. This amount will be pre-authorised on your credit card 7 days prior to your arrival date and, providing no damage is reported, the pre-authorisation will be released 7 days after your departure. For the avoidance of doubt, guests are requested to leave the property in a reasonable condition, consistent with the property's appearance upon arrival.
